ok i get my 09 proposed property taxas
and it is just crazy
my property value went up from
121,600 to 139,800
and i paid
1,030.00 last yr
this yr i will have to pay
1,320.00
so yea that sucks
and yes it is homesteaded
now my parents place witch is across the feild from me
is valued at amost 200,000
theres went down from 1,300.00
to about 800.00
WTF
i have a double wide home with a garge on 20 acars
they have a newer home with a big pole shead
and a big barn with 65 acars
we are in the same township
yes i am gonna try to fight it but i am shure there is nothing i can do
dose anyone have any advice or know what i can do?
i know of places in differnt countrys that have homes valued at way over 200,000 and pay like 400.00 a yr
this is just plan and wrong

backwoods move over a little to the east...mine is 400 a year for ten acress, a garage, shop, office building, trailer house...lol pine county. he he, bobn

Jesse, Here in Ohio you can protest. Sometimes they will act like they found a mistake and lower them. My two brothers live down the holler (I like that word :lol: )from each other.One of them's taxes went way up and the other one's went down. They checked it out and they had added my brothers new garage on the other one's taxes.So give it a try :idea: it could'nt hurt. Rick

Jesse- a couple of things.

You can certainly fight it, which can be a double-edged sword. It can happen that the assessor decides that it's undervalued and needs to go up more. Usually, though, that happens when the taxes haven't increased much, and the property owner just decides that he's paying too much and questions things. Seeing as how your taxes jumped by about 1/3, I'd start by looking at some things.

1) Was there any tax referendum(s) passed recently, i.e. a property tax increase for schools/township/pension etc.? It often happens that people vote for & approve these, not realizing where the money will come from.

2) Have you made improvements on the property? Built anything, enlarged tillable farmland, improved anything to the point that it looks different? Even new vinyl siding can sometimes cause an assessor to believe that the value of the house has jumped beyond what you might consider reasonable, or even that the house "footprint" has changed. They should have previous year pictures in the file, but mistakes happen.

3) Have your neighbors done anything like what I listed in #2?

4) Have properties in the area been selling at high prices?

5) When did you buy the property?

6) Did you buy it from a senior citizen?

7) Did you make major home improvements 3-5 years ago & get a limited reduction in property taxes as an incentive?

A lot of assessments are done on an artificial basis...in other words, the tax assessor looks at other properties in the area and tries to relate their selling prices, or assessed values, to your property...whether or not it is similar to them.

I don't know what real estate prices were like in your area 2-3 years ago, or what our current economy has done to them, but if prices have dropped noticeably, it generally takes a while before assessed values drop to follow them.

400.00 with all that wow
pine county is looking good

they did specify why it went up and school,land ect was all up from last yr
and some idot bought some land that was conected to mine
and paid 3g an acare for 90%swamp
and i relize that is a big reason why it jummped
but what i dont understand is why my parents place when down
they are also connected to the land that was sold
and theres went down?
kinda ticks me off
but i also dont wanna see theres go up if i start a rummble over this

Our property tax is lower than most out here, but they recently came up with a "rain tax". The calculation is based on how much of your land is covered by concrete, buildings, etc. Somebody tried to have it repealed via an amendment this year, and all the morons voted to keep it. So, it's illegal to collect rain water, but we get charged for it when it runs off our property. :roll:

Well if where you live is like here, don't try and fight it. My dad bought a piece of property from a cousin for $500,000 and get's a letter saying the property was evaluated at $1.2 million and an $11,000 a year property tax. Went to the city council to fight it had appraisals, pictures, everything. The city then reevaluated the property and raised it to $1.5 million and taxes went to $14,000 a year.

The property in question is 0.9 acres with 1200 sq. ft residential home from the 1950's that was built by family. The city decided to rezone it commercial, wtf?

Because it's commercial if anything happens to the house, we can never rebuild cause we can't get the permits for anything residential.

backwoods, for a more serious reply, on the tax statement we get, (same as yours) there is a note when the local township has a meeting over the issue. perhaps you can stop by and ruminate with the township powers to be without raising a stink. fwiw, bobn

zephracer, remember minn also carried humphrey, carter, mondale, wellstone, and a host of others, lol.

In Michigan you can fight it too but what you may find is you will win and your parents will go up. This happened to me when I built 2 homes next to each other. They made a huge mistake appraising mine and didn't notice it until they appraised the next door home when I sold it. They raised both so we both fought it. Guy I sold it to won and I lost now both are equal. The appraiser even admitted to us that I was in the right but he was not going to change his decision - I decided it was better to just drop it.

Try living is NJ, the state with the most politial corrution of any, and associated highest cost of living. We have several times your taxes on about 2/3 acre.

i guess it could be worse
after relizing what some of you pay
i feel kinda lucky
and some of ya rilly have it lucky
but i dont want to take a chance on my parents going up
gotta love the american way

hey jesse I only pay about 700 dollars a year for my 120 acres but were i get a break is it is considered agricultural. you should be able to try and get that for yours as well

That's pretty close to what our house cost and we pay $3800 per year. It sucks.

I'll trade ya. I pay $12,000 a year, That's $4000 to the town and county and $8000 to the school dist. Don't have any kids so the school deal is a screw job. And the only thing I get from the town is the road snow plow clown takes my mail box out at least once a year. That plus 8% sales tax, one of the highest state income tax and 60 cents a gallon fuel tax. Hey they have to hand out free money to all the welfare trash in my state somehow. 9 more years and I'm out of this sh*t hole state. I think I may move to PA or NH. Pete
